Founders default to sizing this decision by headcount, "we're 15 people, so we need X." That's not the right lens. What actually matters is how volatile your headcount is likely to be, not how many people you have today.
A 15-person team that just closed a Series A and is hiring aggressively for the next two quarters has completely different needs from a 15-person team that's been stable for a year and plans to stay that way. The first one needs flexibility. The second one might be better off with a managed office, if the numbers work.

Speed to occupy
